Two Very Different Palmetto Kitchens
Palmetto is really two housing markets sharing a zip code, and the kitchen work each one needs has almost nothing in common. On one side there is the older town: the historic district off Riverside Drive, the mid-century blocks running back from the water, houses with real bones and kitchens that were last touched a long time ago. On the other side there are the newer waterfront communities, Riviera Dunes and Sanctuary Cove and the developments out toward Artisan Lakes, where the kitchens are newer but were specified to a builder’s budget.
We work in both, and we plan them differently from the first visit. An older Palmetto house needs a survey before it needs a design, because plaster walls, out-of-square corners, and plumbing that has been moved twice already will decide what is possible. A newer condo needs a conversation with the building before it needs anything else.

What Palmetto Kitchens Usually Need
In the historic district and the older neighborhoods, the kitchen is almost always closed off. In the waterfront condos the problem is different. The layout is usually fine. Choosing Materials Near the Water
Palmetto’s waterfront properties sit close enough to the Manatee River and the bay that humidity is a genuine factor, not a talking point. It shows up first in hardware and hinges, and in finishes on cabinet doors that get direct sun off the water. We steer waterfront clients toward finishes and hardware that hold up, and it costs very little more at the specification stage.
On countertops the usual question is quartz or quartzite. Quartz is engineered, non-porous, and needs no sealing. Our design team produces a full 3D rendering and you can walk the space in VR before anything is ordered. My house is older. Will you find problems once you open the walls?
Sometimes, and we would be lying if we promised otherwise. What we can do is survey thoroughly before quoting so the surprises are small ones, and tell you plainly what we find rather than presenting it as a fait accompli.
How long does a kitchen remodel take?
A cabinet and countertop replacement in a condo moves considerably faster than a layout change in an older house with structural work. We give you a realistic schedule at the design stage rather than an optimistic one.
Can I see the design before I commit?
